Potential Disasters Are Always Present Your Apartments are also, unfortunately, your greatest liability: Theyre a huge risk for you financially. Your property faces no shortage of potential disasters: fire, flooding, theft, equipment breakdown, loss of rental income, lawsuits from disgruntled tenants and possibly former employees, and probably disasters you havent even considered. What if Disaster Strikes -- Are You Covered? For most people, insurance is a mystery. They know they need to have insurance for their properties (mortgage lenders require it), but they dont understand the coverage provided by the policy. And they dont know which insurance companies offer the best prices. Because they dont understand the product, many people think insurance is a rip-off, and it is if you pay too much or buy coverage you dont need. All Apartment insurance is not created equal. In fact, almost none of it is. There are tens of dozens of different products out there, from scores of insurance companies. How do you find the insurance and the insurance company that are best for you? You read this special report and tap into my vast knowledge of the products and the companies that offer them. Replacement Cost or Actual Cash Value: A Difference that could cost you $1,000s Your Apartment Owners policy does not provide coverage for all potential catastrophes that could damage or destroy your property. For instance, Earthquake and flood are two perils for which there is no coverage. (You can get coverage for earthquake and flood damage in a separate policy or as an endorsement to your coverage.) And, there are different ways to protect your property. Check this out: There are two types of reimbursement: Replacement Cost and Actual Cash Value. Replacement cost is better for you, the Apartment Owner. Under replacement cost coverage, the insurance will cover the cost of replacing the part of the structure that is damaged, up to a maximum dollar amount. Under actual cash value, the insurance will cover the cost of replacing the damaged structure minus an allowance for depreciation. If you have an older property, that allowance could be quite significant. Unless your policy specifically says it provides replacement cost coverage, the coverage is for actual cash value. So how much insurance should you have? Basically, unless you want to pay some of the costs yourself, you should insure your apartment for what it would cost to replace it if your residence were destroyed. How do you find this out? Your insurance agent can have an answer for you in no time. If you dont have an insurance agent and you should you can contact your local builders association. In the construction world, building costs are calculated on a square foot basis. As such, to determine the cost to rebuild, take the square footage of your apartments and multiply by the average per square foot building rate in your area. Insurance Program Must Cover Worst Case Would your insurance program cover the revenues you would lose? Would it help you pay your bills in the absence of your usual revenue stream? Would it reimburse you for the expenses you incur in defending yourself against a vengeful tenant? Your insurance program also must provide protection for the smaller disasters like keeping your revenue source incoming while repair or legal costs are out-going. You need insurance to cover anything that can shut down your Business or cause it to operate at less than full capacity. Anything less than that is not adequate. So how do you get adequate coverage? How can you know all the risks you face that could hamper your business, your revenue source, your chief assets: Your Apartments? You keep reading this report. So you need a plan that allows you to get the business back up and running as quickly as possible. For this recovery plan to be effective, you need to do the following: Identify your companys critical business and tenant activities and the resources needed to support them. Plan for the worst-case scenario. Do research before a disaster strikes on equipment and supplies, as well as alternative contractors. Set up an emergency response plan & train your apartment managers how to carry it out. Consider alternative power sources and communication systems, supplies such as first-aid kits, flashlights, and emergency exit lighting. Compile lists of important phone numbers and addresses, including those of local and state emergency management agencies, major clients, contractors, suppliers, realtors, financial institutions, your insurance agent and claim representatives for your insurance companies, as well as phone numbers and addresses for your staff. These lists should be keep off-premises. Have an Apartment Insurance Specialist conduct a risk analysis of your Business and its operations. No two properties are the same, even two that are in the same city. You have your own building, your own equipment, your own staff your own special needs. You need an expert to assess your property and the specific risks it faces and put together a comprehensive insurance plan to protect you. Use an Independent Insurance Agent. As an apartment owner, you want as many options as there are available for your insurance program. As such, you dont want an agent who is an employee of an insurance company or an agent whose paycheck is tied to just one company. You want someone who will work for YOU.
